What do I need to bring?
We do not provide bathing towels or bedding.
We provide the mattress with a mattress protector which we wash after each tenant. Laundry hamper and laundry basket provided and use of washer and dryer is free. We provide a fully equipped kitchen.
What does the fully equipped kitchen include?
Pots, pans, cutting knives, butter dish, cookie sheets, pie pan, casserole dish, mixing bowls, cutlery, plates, bowls, cups, cooking utensils, Tupperware, hot pads, spice rack, blender, toaster, microwave, dishwasher, keurig machine and crockpot.
We also have flour, sugar, brown sugar bins, salt/pepper shakers. Saran wrap, tin foil, hand soap/dishsoap dispenser that are all filled upon arrival. There is also laundry soap, dishwasher soap, dish drying rack and recycle bins for use.
*The upstairs shared kitchen includes a toaster oven.
Are pets allowed?
We do not allow pets at the Valley View House. The Sunquist Basement Apartment does allow for one pet.
Can I have visitors?
You may have visitors for up to 48 hours without notifying landlords. Beyond 48 hours you must have permission and pay a fee for a longer visit. If family or friends are visiting we occasionally have rooms open and if we do, we are happy to rent an open room to you for $40/night with a 1x cleaning fee of $70.
I have personal belongings that I need to store. Where can I put them?
If you rent a room that has a garage, you may choose to use that space to store your belongings instead of your car. You could then park in the adjacent driveway or on the street.
Can my friend and I rent the downstairs apartment?
Possibly. Priority will be given to families with children.
Which utilities are included?
High Speed Internet, Water, Sewer, Electric, and Gas.
Electric Vehicles are subject to a monthly fee or if proof of usage is provided we will charge per kWh based off of the local electricity rate.
My move in is mid month, do I have to pay for the entire month?
No, we will prorate your move in and move out dates.
Is there a deposit?
Yes, there is a $500 deposit due at time of signing to reserve your housing. The deposit will be refundable after your stay and will be used for any cost incurred for replacing items taken from the house, repairs of damage done to the house or excessive cleaning. The deposit will be returned within 15 days after moving out.
Is there a cleaning fee?
Yes, there is a one time cleaning fee of $100 for single suite rentals and $200 cleaning fee for the apartment, $250 if apartment is rented with 3rd bedroom. This cost is due with 1st and last month rent. This fee takes care of deep cleaning the bedroom and bathroom and parts of the common area. This makes for easier move out; however, it is expected that the house is left in an orderly manner and excessive cleaning will be passed on to the tenants at $35/hr.
When do I make my first payment?
If you are reserving housing 2 months prior to your stay we ask for the first and last month’s prorated amounts to be paid on or before the 1st day of your move in month. If you are reserving your housing within 2 months of your stay, we ask for the 1st and last month’s rent to be paid at time of signing lease along with your deposit.
How can I pay?
Deposit and/or rent can be made by check, cash or Zelle. Venmo will be accepted if tenant pays the 1.9% fee associated by using Venmo as “goods and services”. Landlord will make a visit to the Valley View house around the 1st of the month to collect rent from tenants who choose to pay with check or cash.
